When it comes to constructing concrete footings, there are several things to consider, including the required depth, size, and space of the footings. A shipping container is only as solid as the foundation it rests on.

Hidden problems with the downspouts or grading, for example, could cause massive water ingress leading to warping and buckling sometime down the road. A faulty foundation could cause the home to settle unevenly and might have to be completely rebuilt if it isn’t up to the job. A runner foundation is not similar to any of the previous foundations, although it is closest to a slab foundation. You can pour a concrete slab onto level ground without the gravel layer – a straight slab foundation. However, the floating slab foundation can class as a permanent foundation, and the cost included as part of your mortgage finance. The costs of the concrete vary from $2,500 (single-wide) to around $8,000 (double-wide). But the costs of installing a mobile home foundation include labor and a sub-base, and for a complete job, expect to pay $6,000 to $15,000. The manufacturer’s installation manual trumps all other codes.

Under no circumstances should you release funds until the home is absolutely to your liking and passes inspection. Withholding funds is one of the only powers you have to ensure the work is done properly. In a perfect world, I would tell you to fight till you couldn’t fight anymore but this isn’t a perfect world. 80 foot long homes are awesome but they have a couple of disadvantages such as heating/cooling.

The mobile home park may have regulations covering the quality of slab foundation, and you need to consider the HUD code. Before you sign anything, meet with the installers and conduct a final walk through of the home. This is an exciting moment – if everything goes well, you’re about an hour away from getting the keys. It’s also your only opportunity to open drawers, flip switches and generally note any scratches, abrasions, faults, dents, chips, and other shortcomings with the home. The manufacturer’s manual usually contains a checklist to help with your inspection.

The legal regulations generally have several requirements, especially about the slab pour or preparation. Placement and setback are generally included within the process. In most cases, don’t be too surprised if there will be an inspection for the concrete pour and base preparation.

Most people fix the vapor barrier underneath the mobile home and extend it around 6 inches up the walls – like a damp-proof course in a standard home. The vapor barrier prevents problems with humidity in your crawl space and protects your insulation from pests. A moisture barrier under your mobile home protects the metal stands and wooden beams from water damage. The minimum clearance provides little practical access. Some mobile homeowners opt to design a more spacious crawlspace to give generous storage space and better access for maintenance and inspection.

Not every home is put on pads though that is an ideal situation. Since you know the ground is soft it is a good idea to go ahead and buy a water level and check the home every summer. Also, I know it is difficult or impossible in some cases to get financing to buy a manuf. Does stem wall construction, because it is also used for site-built homes, imply good financing options? This would be a consideration as we would eventually need to consider the resale value of the property. We live in AZ and are considering the purchase of a triple-wide manufactured home with an “Engineered Block Stem Wall” foundation.
